FIVE signs that now is the right time to sell your house!


There is no such thing in life as perfect timing, or “certainty”; and as soon as we accept that, then life gets a lot easier! This is especially true when deciding to sell your home – putting your house on the market is a big decision. However, there are certain things to consider when deciding when is the right time to sell your home – thinking these things through will go a long way to removing the stress from the process. 

We all know that selling a property is not only about market conditions – there are personal considerations that come into play too. But here are five indicators that NOW may be the time for take the plunge:


    Changes in the family dynamics – an expanding or shrinking family, are key motivators for selling a house. Or possibly you have a job change, or need a change in your commute time, or you want to move to a specific area for the kids school. These are all emotional reasons that impact quality of life.



    You may need to downsize to reduce debt, or you are in the position to afford a better home in a different suburb. Possibly you have equity in the home that you want to access to support a new venture, or take that once in a lifetime first class trip overseas! Whatever the reason, if you have equity to access, this may be a reason to sell your existing property



    If you have been considering a move for some time, and the market is moving fast, it may be a good time to cash in on the energy and momentum in the upswing and recognise your capital gains – there is an old saying: “A bird in the hand is worth two in the bush” …so when there are buying out there ready to fight for your home, now may be the time!



    Sometimes we act too fast, or think we can live with something in a house that is less than ideal – but that is not always the case. For example, you thought you would do without a backyard, but realise that is not the case. Or the responsibility of acreage is more than you anticipated. We spend a tremendous amount of time in our homes, and we need it to be “our castle”. If you genuinely are not happy with your purchase, it may be time to cut your losses in exchange for a better quality of life. LIFE after all is priceless!



    The neighbourhood might have changed for the worse, economically, socially or physically. For example, maybe a freeway was constructed nearby, or a god local school that attracted people to the area has moved or closed. Whatever the reason, the intangible changes to the neighbourhood may no longer suit what you are looking for.


When you take stock of all the pros and cons, practicalities and emotions, if it’s the right time to leave, for whatever reason, then it’s probably a good time to sell!!
