Tinbeerwah Market Review October 2017


Tinbeerwah is a hidden gem in the Noosa Hinterland. A small number of houses in a supremely private location, yet so very close to all that Noosa has to offer, excellent school and great beaches, makes Tinbeerwah an opportunity waiting to happen.

Consisting of less than 500 houses, statistics can be a little skewed due to the small sample size, so that should be considered when reviewing any percentages or averages in the Tinbeerwah market.  The last 12 months have been a busy one for the area, and a snapshot of the current status quo is presented below:

  • Currently around 7% of the houses in Tinbeerwah are on the market. As the “time on market” in Tinbeerwah is slightly longer than its neighbouring suburbs, this would have an impact on this statistic.
  • Average days on market for Tinbeerwah is currently sitting at just over 3 months – which is a shorter sales cycle than the average we have seen in the winter months, when it is traditionally a little slower.
  • 27 properties have sold in Tinbeerwah in the last 12 months, which is marginally down from 31 sold in the 12 months prior to that
  • We have seen an average house sales value of around $882,000 in the last 12 months, which is down on the average of $913,000 for the previous 12 months (statistics influenced by a few high value sales in a low statistical number of houses)
  • There were no land sales in the last 12 months, and only two in the 12 months prior to that – with an average sales price of $395,000 for the 2 properties in question
  • The average weekly rent is currently $603/week, with an extremely low sample size, so needs to be viewed in context. Not many rentals are available in the Tinbeerwah market.
